Step 1 is the Lease Analyzer. Upland staff will abstract the lease to obtain all essential information. This is our first step in determining the value of the property. This information is then input into our online fact sheet on our website and also inserted into our investment offering package, which will be sent out to potential investors.
1Step 2 is the Price Evaluator. After an Exclusive Listing Agreement has been signed, Upland staff will identify comparable for sale and sold properties to determine the value of your property.
2Step 3 is the Guerilla Marketing Plan. Upland has a multi-stage process for marketing each exclusively listed property in order to find the right buyer.
3Step 4 is the Buyer Qualifier. Upland will ask all potential investors to complete a buyer questionnaire to accompany the Letter of Intent.
4Step 5 is the Letter of Intent Navigator. During this phase our net lease sales team will negotiate letters of intent with investors to finalize all business points of the transaction.
5Step 6 is the Purchase Agreement Analyzer. Upland Real Estate Group will review the Purchase Agreement for business terms to ensure it is consistent with the negotiated Letter of Intent. All legal terms should be reviewed and approved by your Attorney
.6Step 7 is the Due Diligence Tracker. Upland keeps track of many aspects of the sale through a checklist, as well as sends out due diligence items.
7Step 8 is the Closing Facilitator. Upland Real Estate Group will coordinate with all parties involved to track critical dates to ensure a successful closing.
